Green building development – With accounting for up to 25% of total greenhouse gas emissions and contributing to a third of the country’s total CO2 emissions, the Construction and Real Estate industry has become one of the key drivers of green building development. main cause of climate change. However, to deal with this challenge, the construction and development of green buildings has become an indispensable trend.

Net-zero by 2050

At the 26th Conference of the United Nations Framework Convention on Climate Change (COP26), Prime Minister Pham Minh Chinh made a strong statement about reducing greenhouse gas emissions and achieving the emission target. net zero by 2050. This is to realize Vietnam’s goal of green economic growth and meet the growing needs of homebuyers.

The construction and development of green real estate projects has become an important trend in this industry. These projects not only meet the criteria of limiting emissions and energy consumption, but also bring high efficiency to both investors and home buyers.

Vietnam, as one of the countries contributing 14% in the Asia-Pacific region, has strongly committed to achieving the goal of reducing greenhouse gas emissions to “zero” in the future. . This commitment of Vietnam has made an important contribution to the global effort to mitigate the impacts of climate change.

Recently, the participation of Deputy Prime Minister Tran Hong Ha at the Ministerial Conference “Asia Zero Emission Community” (AZEC) marked an important turning point in reaffirming Vietnam’s determination to in fulfilling its commitment to reducing greenhouse gas emissions and adapting to climate change, as set out at COP26.

With a contribution of nearly 40% of global carbon emissions and 36% of total energy consumption, the Construction and Real Estate sector plays an extremely important role in fulfilling the commitment to reduce net emissions. According to data published in 2022 from Savills Impacts, about 22% of office buildings globally have achieved international Green certification. Cities such as Warsaw, San Francisco and New York are recorded with over 40% of office buildings certified green.

Current status of green building development in Vietnam

In Vietnam, according to a report by the Ministry of Construction, by the end of 2022, there are only 233 projects meeting green building standards, with a total area of about 6 million square meters of construction floor. This is a modest number compared to the number of projects built in the past decade.

Meanwhile, Vietnam is one of the top five countries with the highest risk of climate change in the next 30 years. The World Bank forecast in 2009 said that if sea level rises by 1m, Vietnam will lose 12% of its land area, affecting 23% of the population. In the last 10 years, energy consumption has increased at a faster rate than GDP, averaging 7-10% per year.

During that time, construction growth averaged 12%. Construction projects in Vietnam currently consume about 36% of the country’s total energy, of which 33% are electricity and contribute 25% to total greenhouse gas emissions. They account for a third of total CO2 emissions, the main driver of global climate change (IFC, 2015).

Construction industry has a great influence, especially in the context of increasing pressure on population. Along with economic growth, Vietnam’s housing policy is facing rapid urban population growth and continuous reduction in household size over the past 20 years. According to the Ministry of Construction, it is forecasted that by 2030, the proportion of urban population will increase to 45%, so each year it is necessary to increase about 70 million square meters of urban housing.

Effective for many stakeholders

To fulfill the commitment to reduce greenhouse gas emissions and adapt to climate change, active participation and comprehensive coordination between investors, developers, management and tenants is required. However, in Vietnam, the biggest barrier of the green building market is still the incorrect perception of investors about green buildings. Many investors are concerned that the construction and development of green buildings will increase investment costs by 20-30% or even higher.

However, according to researches in the world, green building requires 3-8% increase in investment capital compared to conventional investment, but will save 15-30% of energy used, reducing 30-35%. carbon emissions, saving from 30-50% water use and 50-70% waste treatment costs. Moreover, in recent years, people’s priority order to buy houses has changed, real estate businesses are forced to adapt to the needs of the majority of customers in order to survive in the market for a long time.

In the past, when buying a house, people were only interested in having a place to live and convenient to travel. But now, they pay more attention to the quality of accommodation. Green building projects, focusing on utilities, human health and the surrounding environment, are becoming a top concern with sales exceeding other projects.

Therefore, green building projects bring benefits to many stakeholders. The obvious benefits of green buildings include reduced operating costs, increased property value, short payback periods, and long-term value for real estate businesses. For users, although the purchase price is 3% – 8% higher, in return, the cost of electricity and water can be reduced by 15% – 20% during the life and use.

Support mechanisms and policies need to be promulgated

The construction and development of green buildings is an indispensable trend to realize Vietnam’s green economic growth target. Currently, in developed countries, many green building standard assessment systems have been applied such as Edge (of IFC – International Financial Organization), Green Mark (Singapore), LEED (USA)…

However, in Vietnam, we do not yet have an evaluation system officially issued by the State management agency as a legal tool to evaluate and manage green buildings. In addition, the perception of green building is still inaccurate. Most people understand green building as simply having lots of trees. However, in addition to green architecture, green buildings need to achieve high efficiency in the use of energy, water and materials, while ensuring that there is no adverse impact on people’s health and minimizing waste. harmful to the environment.

Therefore, the Government needs to strengthen propaganda and information dissemination about green buildings in Vietnam, so that investors, design and construction units are fully aware of the applicable criteria. At the same time, it is necessary to specifically quantify and give numbers for these criteria, in order to avoid the use of green real estate project labels to increase the ability to attract, rotate capital and expand the customer base without complying with the regulations. comply with green criteria.

At the same time, in order to attract the participation of enterprises in the construction and development of green buildings, in order to eliminate net-zero emissions in the future, it is necessary to establish mechanisms and policies to support such projects. meet green standards. Instead of investing in power plants or importing coal to increase electricity output, it is possible to support green building investors through green credit packages with preferential interest rates, providing investment consulting support. investment and design. This will encourage businesses to participate in the construction of green buildings, while promoting energy saving and the use of renewable energy sources.

In addition, it is necessary to promote research and development of new technologies, innovate construction processes and apply green materials to create green buildings with high efficiency and environmental friendliness. At the same time, it is necessary to establish a training and awareness program for designers, engineers and workers on green building technology and processes.

Overall, the promotion of green buildings will bring many multi-dimensional benefits. It not only helps to reduce the negative impact on the environment and human health, but also helps to create buildings with high efficiency and saving resources. At the same time, green buildings also increase value for real estate businesses and create a better living and working environment for the community.
